101 building announced that the present value has increased by more than 5 million
The Ministry of the Interior yesterday announced the present value of the land announced in 1993. The 101st building in Hsinyi District, Taipei City, announced that the current value of the land was NT $1.52 million per square meter, or about NT $5.02 million per ping.
The Ministry of the Interior issued a press release saying that the 103-year announcement of the present value of land has been assessed by the land price evaluation committees of municipalities and counties directly under the Central Government. According to the statistics of the Ministry of the Interior, the national average amplitude adjustment has increased by 14.19%, which is higher than the average amplitude adjustment of 7.95% in 102 years.
The Ministry of the Interior said that compared with 102 years, the present value of land announced in 1993 has increased in all municipalities and counties, and the range is generally more obvious than in previous years, with 42.99% in Jinmen County, 35.74% in Lianjiang County, 30.57% in Penghu County, 24.43% in Taichung City and 22.5% in Taoyuan County.
The Ministry of the Interior said that the high amplitude adjustment of the present value of land announced in Taichung City is mainly related to the higher amplitude adjustment in a number of rezoned areas; part of Taoyuan County is related to the development of Taoyuan Aviation City, and Taoyuan County will be transformed into a municipality directly under the Central Government.
The Ministry of the Interior said that house prices in major metropolitan areas have continued to rise in recent years, and the real price entry policy has been implemented since August 101. The transaction information is disclosed, the market situation is transparent, and the announcement of the present value of land should more reflect market trends. This adjustment is more obvious than in previous years, and is in line with the principle of taxation on the capacity of financial units.
The Ministry of the Interior pointed out that as the present value of the announced land is levied on the basis of land value-added tax rather than land price tax, this adjustment will not affect the 103-year land premium tax.
